1. Introduction
1.1 RumyFi is a real estate rental company based in Switzerland.
1.2 We rent vacant properties, furnish them, and sublease them to tenants.
1.3 We handle utilities, fees, and repairs for properties rented through us.
2. Services Provided
2.1 Property Rental: Property owners rent their unfurnished properties directly to RumyFi.
2.2 Furnishing and Subleasing: RumyFi furnishes the properties and subleases them to generate income.
2.3 Property Management: RumyFi manages all utilities, fees, and repairs for the duration of the lease agreement.
3. Owner Responsibilities
3.1 Owners must provide accurate property information, including legal ownership and compliance with local rental regulations.
3.2 Owners must disclose any existing issues with the property that may affect its use.
3.3 Owners agree to provide access to the property for furnishing, inspection, and maintenance purposes.
4. Tenant Responsibilities
4.1 Tenants agree to pay rent on time as per the sublease agreement.
4.2 Tenants must adhere to the property usage terms outlined in their agreement.
4.3 Any damages caused by tenants beyond normal wear and tear will be charged to them.
5. Payment Terms
5.1 Owners: Payment for property rentals will be made as per the agreed-upon schedule in the rental contract.
5.2 Tenants: Rent payments must be made through approved methods specified in the sublease agreement.
5.3 Late payments may incur penalties as outlined in the respective agreements.
6. Security Deposit
6.1 Tenants are required to pay a security deposit equivalent to three months’ rent prior to moving into the property.
6.2 The security deposit will be refunded within 10 business days after the end of the lease, less any deductions for damages or unpaid rent.
6.3 Any deductions from the security deposit will be documented and communicated to the tenant.
7. Cancellation and Termination
7.1 Cancellation Policy:
- Cancellation of the rental agreement must be made at least six (6) months before the planned leave date.
- Failure to provide six months’ notice will result in the forfeiture of the security deposit and additional fees as applicable.
7.2 Termination Policy:
- If the rental agreement is terminated by the tenant or owner with less than three (3) months’ notice, a termination fee equivalent to three (3) months’ rent will apply.
7.3 Mutual Termination:
- If both parties mutually agree to terminate the agreement early, the termination fee may be waived at RumyFi’s discretion.
8. Furnishing and Maintenance
8.1 RumyFi will furnish the property to meet tenant expectations and market standards.
8.2 Routine maintenance and repairs will be handled by RumyFi at no additional cost to property owners.
8.3 Major repairs requiring property owner approval will be communicated promptly.
9. Liability
9.1 RumyFi is not liable for damages caused by tenants or third parties.
9.2 Property owners are responsible for ensuring compliance with local property rental laws.
9.3 Tenants are responsible for maintaining the property during the rental period.
10. Privacy Policy
10.1 RumyFi collects and processes personal data in accordance with our Privacy Policy.
10.2 By using our services, you consent to data collection and processing for the purposes of fulfilling rental agreements.
11. Governing Law
11.1 These terms are governed by Swiss law.
11.2 Any disputes arising under these terms will be resolved in the competent courts of Switzerland.
12. Modifications to Terms
12.1 RumyFi reserves the right to update these terms at any time.
12.2 Significant changes will be communicated via email or our website.
